  • What is Bright Valley?

    Bright Valley is a new community for one of Victoria’s most picturesque towns with a collection of 2, 3, 4 and 5-bedroom residences. These are turnkey home packages, with eight house options offered at a range of price points, and a variety of floorplans, façades and interior colour schemes.

  • Where is the development site?

    Bright Valley is on the Great Alpine Road, only a 10-minute walk from the Bright town centre.

  • Who is behind Bright Valley?

    Bright Valley is a multi-stage residential development to be delivered by Deague Group. Deague Group is a Melbourne-based, five-generation family business that has been a key part of Australia’s property story since 1859. The Deague family have longstanding ties going back decades with Bright and connections with the Milne family, who have owned the property for the last 50 years, and are passionate about being part of its future.

  • When does construction commence?

    Civil works construction is slated to commence shortly, with the first stage of houses to be completed at the end of 2024. The completion of the Bright Valley project will take place over the next five years.

  • Can I buy vacant land?

    No. Only turnkey home packages are available. Bright Valley will be a complete community developed from start to finish. This approach provides security of access to materials and builders, and ensures we can deliver the highest standards of quality for the entire development. As a result, we will ensure the neighbourhood character is upheld, benefiting the homeowner and the broader community.

  • Is landscaping included?

    Yes. Landscaping is included in all turnkey home packages with a variety of species to be incorporated into gardens. All streetscapes will feature large canopy deciduous street trees consistent with Bright’s beautiful existing character.

  • Are there upgrade options?

    Yes. There will be a variety of upgrades available. Regular information will be released – please register via this website to stay in the loop.

LANDSCAPE

  • How big will the Bright Valley development be?

    Bright Valley will encompass 40 hectares of land, including approximately 350 homes as well as open space accessible to the wider community with bike paths, look-outs and playgrounds.

  • Will services impact existing/new trees?

    All new NBN and service lines will run underground. The ultimate location of these lines will be subject to a detailed design process with Ausnet Services. Avoiding tree impacts will be a key consideration when determining alignment and instalment methods.

  • What is the plan for the existing trees on the Great Alpine Road?

    Bright Valley aims to retain as many trees as possible and is making every effort to do so. In partnership with the Alpine Shire Council, we have submitted a suite of plans to the Department of Transport and Planning (DTP) presenting a variety of options to limit tree loss.

    The council is also negotiating with the DTP to reduce the speed limit on the Great Alpine Road and to avoid the need for left-in deceleration lanes. We have provided documentation to support this request, and if successful, only one mature tree will be lost as part of the current permit application.

    Once the DTP has considered these options, we will have greater certainty on tree loss. Regardless of DTP’s decision, we intend to plant mature trees within the Great Alpine Road avenue (in consultation with Council), filling in several gaps and providing the next generation of trees.

  • How many trees will be planted?

    We will plant over 2,500 mature trees, including oak, ash, elm, maple and poplar varieties amongst a range of beautiful deciduous trees which will directly respect Bright’s treescape character. Our trees are currently growing in Echuca. We have carefully selected the species to be planted throughout Bright Valley in the streetscapes and parklands. Particular care will be made with supplementary plantings along the Great Alpine Road in consultation with the Alpine Shire.

  • What sustainable & energy-efficient features will be incorporated?

    Bright Valley homes will be both beautiful and sustainable. All standards for energy efficiency will be met, with our homes designed to achieve a minimum 7-star energy rating. More information on energy efficient features will be provided as the development progresses.

  • Has the soil been tested?

    Yes. We are committed to the community’s safety. The soil has been tested three times: in 1996, 2021 and 2023. The latest test report is with the Alpine Shire Council.

    The most recent test confirms that the site is well within the Environmental Protection Authority’s (EPA) national standards, meaning it is safe for human occupation, and an audit is not required. The EPA confirms that the soil is safe for children to play in and for residents to grow fruit and vegetables for consumption. It is also safe for pets. Cattle have been safely grazing the land for decades.

  • What safety measures have been taken for bushfires?

    All Bright Valley homes will exceed the requirements of the Bushfire Attack Level. The development will have multiple egress points in the case of evacuation.
